Turnkey solutions are often fraught with a discrepancy between the actual level of quality of materials and quantity of products and your ideas about them. Speaking of a log house, one must remember that, as a rule, the wooden part of a log house makes up about 30-40% of the total cost of a house. The rest of the expenses the future owner bears on the design of the house, demanding work, foundation, roofing, joinery, finishing materials, engineering solutions and communications, site development - everything that is necessary for the construction of any house, including a wooden one. Therefore, the cost of a hand-built log house will differ from the cost of a wooden house built using a different technology, not so much the cost of the wooden part, but to a greater extent all other solutions and materials necessary for the complete completion of the house.
One of the frequently asked questions is: “how much does 1 m2 of your house cost?”. With regard to the house, the question is not correct and does not contain an answer. The cost depends on the geography of construction, type of soil, quality of materials, the project itself, construction time and many more factors. Do not build illusions, a low price is one of the easiest and most effective ways to “divorce” a client. The fairy tale about porridge from an ax is a very vivid analogy - you can cook porridge from an ax, but then you have to chop wood, apply water, add millet and oil. Fairy tales are rare in real life. It's easier to play the lottery - the risk of losing a couple of rubles is not great.
The main points on which you can save at the "turnkey price":
- price reduction and volume overstatement;
- quality is not specified;
- does not include part of the costs that will be billed in the future;
- misunderstanding by the customer of what exactly is included in the "turnkey";
- self-deception of the customer and the desire to pay and get everything ready on time and with high quality - as logic dictates, such a solution should not be cheap.
Our prices
On average, the price of a log house with a size of 150-200 m2 from the Chalet company will be 250-350 dollars. per m2 for a log cabin of one and a half floors in a manual cabin in a log of 35 cm, 12 m long, with installation.

This price can turn out to be only 10-20% higher than the same frame made of rounded logs with a diameter of 18-22 cm. But you must admit that 35 and 20 cm have a big difference, hand-made wood and rounded lumber have a fundamentally different look, quality and characteristics. And on the total cost of the house, the difference will be only a few percent.
Why such a price? Because we have our own production from the selection and delivery of timber, design, timber processing, felling and assembly. You get the price from the manufacturer. It is no secret that many firms claim that they make handmade log cabins, and when a customer appears, they turn to Chalet with an order for the client. We want and know how to work, so our principle is to earn honestly and reasonably, but work constantly, and not wait for the customer by setting exorbitant prices. We do not have loans and we do not owe money to our clients, working with us you can be sure that your payment goes to the purchase of timber and work on your house, and not to pay off debts or close other objects. Equipment
After the development of the house project, we can talk about the standard log house, at the initial stage, which includes:
- determination of the average diameter of logs (from 30 cm to 60 cm);
- selection and harvesting of wood only in mountainous areas at an altitude of 800-1000 m;
- delivery of wood to the place of production;
- removal of obzel (bark) of tree trunks by hand;
- treatment with a temporary antiseptic;
- production of a log house on the territory of the company (including floor beams and internal partitions, if provided from a log house);
- production of components: rafter racks, rafter beams, rafters;
- production of retaining pillars of the terrace;
- disassembly of the log house and the rafter part at the place of manufacture;
- development of hidden holes for electrics (according to the electrics plan);
- wood treatment with a bleaching compound;
- loading the log house and accessories;
- delivery to the installation site (delivery paid by the customer);
- installation of an oak beam with waterproofing on the customer's foundation;
- log collection and insulation with natural linen (the crane for unloading and installation is paid by the customer);
- installation of the rafter part (rafters, rafter beams);
- installation of supporting pillars of the route and mechanisms for vertical shrinkage of the log house;
- arrangement of window and door openings with floating guides;
